How to compare restaurant TI bids

Compare what each restaurant bid includes, assumes and excludes before comparing its total price.

Start with the same drawings and responsibilities

A useful comparison starts with the same plan revisions, equipment schedule and landlord–tenant scope. Record the documents each bidder used.

Ask for a written clarification when a bid uses different assumptions. A lower total can reflect less work or an unresolved item rather than a lower price for the same project.

  • List the drawing and specification versions.
  • Identify landlord work and owner purchases.
  • Send the same questions to every bidder.

Follow equipment through to a working installation

Separate buying an appliance from delivering, setting, connecting and starting it. Confirm the scope for power, water, drains, ventilation and other connections shown by the design team.

Review allowances, exclusions and work priced later. Ask which amount is fixed, which is a placeholder and what information will settle the unknowns.

  • Compare equipment installation and connection scope.
  • Review building-system and finish assumptions.
  • Ask about testing, startup, patching and cleanup.

Compare delivery plans as well as totals

Ask who will supervise the job and coordinate trades, landlord access and inspections. Review the schedule assumptions behind the promised completion date.

Use the final comparison to resolve scope questions before signing. Have the agreement and commercial terms reviewed by appropriate advisers when needed.

  • Record start conditions and equipment dependencies.
  • Identify how changes and delays will be documented.
  • Keep the accepted clarifications with the contract.
